1. When and why do I need a building permit?

Building permits are required by state law and are intended to protect the safety and welfare of property owners and the general public. Florida State Statute 553.79 makes it illegal “to construct, erect, alter, modify, repair, or demolish any building within this state without first obtaining a permit.” Other types of work requiring permits include but are not limited to fences, driveways, decks, docks, pools and seawalls.

2. How long will it take for my permit to get approved?

Permit approval time varies depending on the type of work being proposed, the number of review types required based on the scope of work, and other factors including the number of permits already submitted for review that are still pending. If corrections are necessary for approval, the corrections will be processed in the overall order received (not moved to the front of the line). Please call 561-841-3365 for more information.

3. How much does the permit cost?

Permit fees are based on the value of the job (contract price) and the fee schedule. Other factors can affect the total fees due including fire plan review fees, State surcharges, the number of subcontractors, and impact fees. Please call 561-841-3365 for more information.

4. Can I begin work/demo prior to the permit being issued?

No. The building permit must be issued prior to any work being performed. Penalties apply for any work commenced prior to the issuance of a building permit. Please call 561-841-3365 for more information.

5. Can I submit a building permit application online, via facsimile, or mail?

All permit applications must be submitted in person at the Building Department Office in The Shops at Village Square:

6. How do I schedule inspections and inspection times once I have my permit?

You can schedule the required inspections by calling 561-841-3365 prior to 4 p.m. the business day before the requested day. On the day of the inspection between 7 am and 8 am, you can speak with the inspector to get an approximate arrival time.

If you do not schedule an inspection in advance, a same-day inspection fee of $75 per inspection is required and must be paid in advance. Same-day inspections will be accommodated and scheduled subject to availability.

7. Can the Building Department recommend a good contractor?

8. Does the Building Department have copies of my house/condo plans?

The Building Department does have records of past permits and plans in some cases. Please call 561-841-3365 to make a request.

9. Why do I need to have a copy of my contract?

The Building Department needs to make sure that the owner is aware of what work is being performed. This is also needed for the basis of a true value of the construction.
